Diamond Springs
The Gold Rush settlement named for its sparkling spring.

Character Country homes and acreage
Diamond Springs sits right next door to Placerville, a Gold Rush-era settlement registered as California Historical Landmark No. 487 and named for the spring that made it a stopping point on the road to the diggings. Today it is a quiet, spread-out community of country homes, acreage, and small neighborhoods, with the county seat minutes away.
It is also home base for Zeller Real Estate: our office on Treva Ann Drive is right here, so Diamond Springs is the town we know from the inside. If a driveway is shared, a well is shallow, or a septic system is older than the seller remembers, we already know which questions to ask.
Buyers here get the rural feel and privacy of acreage without giving up Placerville's services, which is why Diamond Springs comes up in almost every foothill lifestyle conversation.

A day in Diamond Springs
The lifestyle, from the ground up.
Hear the quiet out on Treva Ann Drive, then it is five minutes into Placerville for coffee. Diamond Springs is the foothill lifestyle without the commute to nowhere.
The best way to judge a town is to spend a day in it, not a drive-through. Take the morning here and see if it feels like where you want to be, then call us with the honest answer and we will take it from there.

What a Diamond Springs deal is really made of.
Acreage here almost always means a private well and septic, so well yield, water quality, and system age lead the conversation on every property.
Properties on the rural edges sit in fire hazard zones, and insurance depends on defensible space. We show sellers exactly what inspectors and carriers will look at.
Water
Rural foothill homes run on private wells. We pull the county water well records, order flow and quality tests, and read the results out loud, before you commit to an offer.
Fire zone
Every property has a Fire Hazard Severity Zone, and insurance follows defensible space. We map the zone, review the parcel, and tell you what the carrier will ask.
County process
Permits, unpermitted additions, zoning, and the county file. We have worked this counter for 35 years and we translate it into plain English.
Compare towns
Curriculum for a foothill move: read two or three town guides, spend a day in each, then come talk to us with the short list. We will tell you honestly which town fits your life, your commute, and your budget.
Diamond Springs questions we hear every week: well permits, septic failures, unpermitted additions, and fire insurance. We answer those in our First-Time Buyer Hub and our blog.
