Character Pine forest, mountain homes

Pollock Pines is the mountain town on Highway 50, sitting around 3,980 feet in dense Ponderosa pine forest where real snow falls most winters. Named for developer Hiram Robert Pollock, whose family began selling lots in the Pollock Pines subdivision in 1935, it grew from its logging and lumber roots into the practical base for the Crystal Basin recreation country to the east.

For buyers the appeal is the full Sierra package: forested lots, crisp mountain air, and a quick run to Sly Park's Jenkinson Lake, Union Valley Reservoir, and the Sierra-at-Tahoe turnoff, all while keeping Placerville about 16 miles west down the highway. It is the town where the foothills stop and the mountains begin.

Foothill transaction notes

What a Pollock Pines deal is really made of.

Snow and elevation rewrite the inspection list: roof load, driveway grade, well access in winter, and heating systems all get a hard look before any offer.

Most of the forested ground sits in high fire hazard severity zones, and insurance is the very first conversation for Pollock Pines buyers, before anyone falls for a view.

Water

Rural foothill homes run on private wells. We pull the county water well records, order flow and quality tests, and read the results out loud, before you commit to an offer.

Fire zone

Every property has a Fire Hazard Severity Zone, and insurance follows defensible space. We map the zone, review the parcel, and tell you what the carrier will ask.

County process

Permits, unpermitted additions, zoning, and the county file. We have worked this counter for 35 years and we translate it into plain English.

Compare towns

Curriculum for a foothill move: read two or three town guides, spend a day in each, then come talk to us with the short list. We will tell you honestly which town fits your life, your commute, and your budget.

Pollock Pines questions we hear every week: well permits, septic failures, unpermitted additions, and fire insurance. We answer those in our First-Time Buyer Hub and our blog.
