Placerville

The Gold Rush county seat that grew into the foothill hub.

What Placerville is actually like.

County seat El Dorado County

Founded 1848, as Old Dry Diggings

Character Historic Main Street, foothill hub

Placerville is the heart of El Dorado County: the county seat, the biggest town on the Highway 50 corridor, and the place where the Gold Rush is still visible in the brick storefronts of historic Main Street. It started in 1848 as Old Dry Diggings, earned the nickname Hangtown during the stampede, and never lost its character while becoming the practical hub for the whole foot-hill region.

Practically every service you need is here: county offices, hospital, hardware, the fairgrounds, and a Main Street lined with local restaurants and shops. It is the town we know street by street, and for most foothill buyers it is the answer to the question, where do the stores actually get built.

A day in Placerville

The lifestyle, from the ground up.

Walk Main Street in the morning, watch the county move at lunch, and end the day on a deck over the canyon. Placerville is the foothills at their most alive.

The best way to judge a town is to spend a day in it, not a drive-through. Take the morning here and see if it feels like where you want to be, then call us with the honest answer and we will take it from there.

Foothill transaction notes

What a Placerville deal is really made of.

Homes here range from Gold Rush-era cottages near downtown to newer construction on the outskirts; wells and septic are common outside city water and sewer lines.

Fire-zone compliance matters on the canyon and forest edges, so we walk the property with homeowners early, before any offer is written.

Water

Rural foothill homes run on private wells. We pull the county water well records, order flow and quality tests, and read the results out loud, before you commit to an offer.

Fire zone

Every property has a Fire Hazard Severity Zone, and insurance follows defensible space. We map the zone, review the parcel, and tell you what the carrier will ask.

County process

Permits, unpermitted additions, zoning, and the county file. We have worked this counter for 35 years and we translate it into plain English.

Compare towns

Curriculum for a foothill move: read two or three town guides, spend a day in each, then come talk to us with the short list. We will tell you honestly which town fits your life, your commute, and your budget.

Placerville questions we hear every week: well permits, septic failures, unpermitted additions, and fire insurance. We answer those in our First-Time Buyer Hub and our blog.
